Our area of the world is a great place to live and we are pleased to welcome you. If you have rented before you may be well versed in the process, but for those of you who haven’t, this page will guide you through.

When to search
Our properties are listed with an ‘Available Date’ which is the earliest that a new tenant could move in. Properties are usually listed To Let around 4 weeks in advance of them being available so bear this in mind when searching.

Arranging Viewings
Once you’ve found a property that takes your fancy, the best way to arrange a viewing is to call our team or use the instant book feature on our website.
Prior to viewing, make sure you’ve watched the video tour and read the marketing information carefully. Take a look at the property on street view and check any commuting or school run needs to make sure it suits your criteria.
Our rental market is busy and our viewings get booked up quickly so please act to arrange viewings as soon as you can. You’ll be shown the property by a member of our team who can answer any questions you have.
Due to the fast moving nature of the rental market, properties can be added and removed from our marketing channels quickly and often without notice. We cannot accept responsibility for applicants missing out on viewings.
The Application Process

1. Fill out your details
When we’ve agreed the rent and terms with the landlord. We will send you the link to our online application form so you can fill out the details at any time, from anywhere.

2. Pay your holding deposit
You should now pay your holding deposit, which is the equivalent of 1 weeks rent. This will be offset against your move in monies so the process won’t cost you anything other than your rent and deposit. There are some unlikely circumstances in which you may forfeit your holding deposit. You can see our tenant fee schedule for more information.

3. Issuing your tenancy agreement
Once your form is complete and holding deposit received, we’ll conduct your referencing including previous landlord, income, employment and credit checks. We’ll send you a copy of our tenancy agreement and How to Rent guide so you can see exactly what you’re agreeing to.

4. We conduct your referencing
Our team will review the final references before confirming with you if everything has been successful. Our tenant managers will then issue your tenancy agreement and arrange a suitable time for you to formally move in.

Moving in
By moving day you will have completed your references, paid your deposit and initial rental funds and signed your tenancy agreement for your new home.
The actual ‘check in’ usually takes place at the property or at one of our offices. We’ll let you know which in advance so you can make arrangements.
If the property is managed by us you will find a detailed Inventory and Schedule of Condition that we ask you to check through and make sure you’re happy with.

Other things you should do on moving day:
- Redirect your post
- Give your family and friends your new address
- Read the meters and inform utility companies of opening meter readings (we can arrange this for you)
- Cancel any services or subscriptions at your old address or port them to your new one (also something we can help with)
- Change the address on your TV Licence.
- Inform the relevant local authority that you’re moving for Council Tax purposes.

Holding deposit
Per tenancy
This is to reserve a property. Please note this will be withheld if any relevant person (including any guarantor) withdraws from the tenancy, fails a Right to Rent check, provides materially significant false or misleading information, or fails to sign their tenancy agreement (and/or deed of guarantor) within 15 calendar days (or other deadline for agreement as mutually agreed in writing).

Unapid rent
Interest at 3% above the Bank of England Base Rate from the rent due date until paid in order to pursue non-payment of rent. Please note this will not be levied until the rent is more than 14 days in arrears.
Lost keys or other security devices
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual cost of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc VAT) for the time taken replacing the lost key(s) or other security device(s).
Variation of contract
Tenant’s request
£50 (inc VAT) per agreed variation.
To cover the costs associated with taking landlords’ instructions as well as the preparation and execution of new legal documents.
Change of sharer
Tenant’s request
£50 (inc VAT) per replacement tenant or any reasonable cost incurred if higher.
To cover the costs associated with taking landlords’ instructions, new tenant referencing and Right to Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination
Tenant’s request
Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all the rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
